I’ve always heard about this mysterious thing: a “broker open house.” What’s that all about?
A broker open house (BOH) introduces a house and property to the brokerage community. Realtors realize that in order to get a home sold, they often must sell it first to other agents. A BOH creates buzz, in hopes agents will contact clients and encourage them to see it. You can’t fully advise your clients, and negotiate a deal, unless you know the inventory.

So what happens during a broker open house?

It’s a Realtor’s job to show off each house as best they can. At KMS Partners, we work closely with our clients to make sure we create a fabulous first (and lasting) impression. We print up property booklets that include maps, information about a home’s features, improvements, and other relevant information. To draw as many agents as we can (sometimes up to 100), we may serve lunch, or offer a drawing for wine or a spa gift certificate. It’s a very social event – a time for the brokerage community to come together and talk about the market.

Are broker open houses scheduled randomly?

Nope. Every Fairfield County town has established tour days and times (usually 10 a.m. to 2 p.m.). In Westport it’s Thursday; Weston is Tuesday, while Fairfield, Norwalk and Wilton offer two days, depending on the section of that town.

Sounds cool! Too bad I’m not a real estate agent. I’d love to come to a broker open house!

Some agents don’t allow buyers there. At KMS Partners, we feel an open house is just that: open. When we host a BOH, we’re happy to host clients too, with a personal tour.

I guess that means I can’t just walk in off the street and wander around?
