‘Tis the season to…celebrate with family and friends, shop for gifts…and yes, list your home! Sure, the holiday season is a busy time of year. But we believe it’s also one of the best times to be on the market for a number of reasons:

• People who look for a home now are serious about buying. Making time for house tour and meetings is never easy. Buyers who do it this season are likely to move fast. And buyers taking vacation time to house hunt often find it easier to look than during a work week.

• There are fewer houses on the market now. However, listings increase dramatically as winter wanes. It’s all about supply and demand!

• Many people want to close before December 31st for IRS tax purposes.

• January is often when corporate transferees begin new jobs. Most with children don’t want to rent, risking a school district change when they do buy a home. They want a home now!

• Festive-looking homes show quite well. Buyers feel emotional during the holidays, making it easy to bond with your house. And of course, all of your baking and live trees and flowers add a wonderful aroma to your home.

• You can be on the market and restrict showings. So you can still enjoy hosting traditional occasions with family and friends! In fact “last” holidays in a home are often extra special and truly memorable.

• You can also sell now and require a delayed closing, for a less pressured holiday season.

• Selling now offers the chance to be a favorable non-contingent buyer in the busy spring market.
